Policies

Arrival & Departure

·  Check-in: 12:00 PM  - Early check-in may be available if your site is vacant. 

·  After-hours check-in is available. Please text or call 938-368-0577.

·  Check-out: 11:00 AM - Late check-outs after 11:45 AM will be charged an additional night unless approved. Please text or call 938-368-0577.

·  No refunds for early departures.

RV & Site Standards

·  We enforce minimum standards for all RVs. Units must be clean, well maintained, and in good repair. Management reserves the right to refuse any RV that does not meet our appearance or safety standards. You may text a picture of your RV to 938-368-0577, if in doubt.

·  Sites should remain tidy and free of clutter. Clotheslines, outdoor sinks or showers, carport covers, furniture intended for indoor use, tarps, tents, etc. are not permitted.

·  Extra propane tanks should be kept to no more than 3 and any outdoor storage must be in a neutral-colored (preferably black) container under the RV. No see-through containers allowed for outdoor storage. 

·  Bug screen enclosures, name signs, BBQ grills, portable fire pits, seasonal decorations, lawn chairs, and potted (no buckets) plants are allowed but must be in excellent condition and kept to a minimum. We have a couple portable grills available for use.

·  Portable fences, kennels, and outdoor furniture may be allowed with prior approval. Text photo and/or description to 938-368-0577.

Guests & Occupancy

·  Rates include 2 adults and 4 children. All guests must be registered/listed on your registration.

·  Additional guests are $4 per person per night.

·  You must be 21 or older to rent a site. A registered adult must be onsite with minors at all times.

·  Visitors to your campsite are welcome but must leave by 10:00 PM. Overnight visitors are not permitted. Please call the office (938-368-0577) or see Tony in Site #1, if additional parking is needed.

·  Children must be supervised in all areas AT ALL TIMES. 

Visitors

·  Visitors to your campsite are welcome but must leave by 10:00 PM. Overnight visitors are not permitted. 

·  Please limit visitors to four people per day. For special events, additional visitors may be allowed.  

·  No visitors are allowed inside the pool gates without prior approval. Approval is not guaranteed. Please call the office (938-368-0577) at least 24 hours in advance to make request.

·  Visitor parking is in front of the pool.

Office & Facilities

·  Office Hours: Although we have an office on site, it is not always staffed. We are almost always available by phone (938-368-0577). If we do not answer, please leave a voicemail or text us. We will return your call ASAP. 

·  Our Camp Host, Tony, is located in Site 1 and can meet you at the office or at your site upon your arrival.

·  All amenities (pool, showers, laundry, dog park, and common areas) are for registered guests only. 

·  No smoking in or around pool, bathrooms, or laundry.

·  No lifeguard. Swim at your own risk!  Children may not swim unless accompanied by their registered adult. The pool gates must be closed at all times! No exceptions.

Quiet Hours & Conduct

·  Quiet Hours: 10:00 PM – 7:00 AM  Visitors are not allowed during quiet hours.

·  Please be respectful of your neighbors—excessive noise, loud music, public intoxication, illegal drugs, fireworks, firearms, or disruptive behavior may result in eviction.

Parking & Vehicles

·  Park all vehicles within your assigned site only. No parking on the gravel road. Each site is allowed no more than the following: RV, 2 personal vehicles, and a trailer. Some sites will not accommodate all of these. Additional parking may be available for an additional fee. No oversized vehicles or construction equipment can be parked at the RV site.

·  Improperly parked vehicles may be towed at the owner’s expense.

·  Mechanical repairs are not allowed unless your vehicle is disabled—please notify management first.

·  Motorized recreational vehicles, such as 3-or 4-wheelers, go-carts, scooters, or minibikes are NOT allowed in the park. Golf carts and handicap scooters are allowed.

Fires & Safety

·  Fires must never be left unattended. Ground fires are not allowed. Freestanding fire pits are welcome.

·  BBQ grills must have grease catch pans or pads to protect the concrete. We have a few BBQ grills available.

Trash & Cleanliness

·  Please keep your site clean and dispose of bagged trash in the dumpster. Extra propane tanks should be kept to no more than 3 and any storage must be in a neutral-colored (preferrable black) container under the RV. No see-through containers.  No clotheslines or drying laundry outdoors.

·  Please utilize the picnic tables. No folding tables are not allowed to remain outside for storage. They may be used for short periods of time (food prep for grilling, crafting with children, etc.).

·  Please dispose of cigarette butts properly – not on the ground.

Pets

·  No Pit Bulls or Rottweilers are permitted.

·  Dogs must be leashed at all times (unless in the dog park) and cleaned up after immediately.

·  Free-standing RV pet fencing is allowed as long as it is in excellent condition. Pets may not be left outside when guests are away from their RV and should be brought inside if barking.

·  Pets are not allowed in the pool or bathrooms.

·  Management reserves the right to restrict pets that pose safety or behavior concerns.

Laundry Room 

·  Laundry is available 24 hours a day, on a first-come, first-serve basis for all guests. Washing machines are $3. Dryers are free when using the washers.

·  No pet bedding, bulky items, comforters, rugs, or muddy/greasy clothes.

·  Please clean lint traps after use. No overloading machines.

·  Abuse of laundry privileges may result in loss of service.
